Room Additions

Building a room addition can be one of the biggest investments you can make on your home. Whether you’re building on for a family room or an entire wing, it will add an enjoyable and lavish space to your home. Upper floor additions can be great for homeowners who love their current home or neighborhood, but are in need of an upgrade. With adding another floor, you can keep all of the space in the backyard without losing an inch. Adding new floors not only adds value to your home but is often times more economical then relocating into a new home.

Adding an addition onto a home can sometimes be disruptive, consideration and careful planning is taken to ensure everything runs flawless. Here are some things to consider before you begin:

Establishing a firm budget should always be the first step, as is with all remodeling projects. Once you know what you are able to spend, you will be able to make important decisions along the way.

Draw out some sketches of your own for how you envision your new space. By getting an idea in your head and drawn out on paper you and the contractor will be better prepared when it’s time to sit down and discuss your new addition.

Check with your local planning department and find out if there are any height restrictions or special ordinances in your city that may limit how tall a building can be.

Determine whether your home’s foundation and framing can bear the weight of another level. Or if building an addition onto the side, check if any pipes or electric lines have been ran through your yard. Talk with a contractor of structural engineer to determine if the foundation with need reinforcing or support columns to strengthen the framing.

If you are having another level built on, the roof will more than likely be removed and will most likely need to be replaced. The entire household should plan accordingly for extra expenses and stay.

Make sure your current heating, cooling and ventilation systems are capable of handling the extra space. Speak with a HVAC specialist.

Determine if you will need to install a new electric panel and service to handle the increased power from the new space.
